How much do you guys pay land/real estate agents?, is it a flat fee or a percentage? Kama wewe ni agent, how much do you charge your clients?

I have seen several adverts claiming that if you lead a customer to tatu city and they make a purchase that they pay you ksh500k flat, looks quite lucrative ama wameshindwa kuuza?
 
Most places nimeona huwa %, can be upto 10% on land with a lowish value, lowest I've seen is 5% but since ni negotiation, it could be anything
When it comes to developed property nimeona 2%
 
Anything between 5-10% of the deal.
So if a mbuloti is valued at 10m, them 500k commission is reasonable.

However, if the broker and agent helped you sell and buy, the brokerage will receive the full 3% and split it however they deem appropriate.

Because your agent can get you in or out of a house or neighborhood, they’re the source of truth when it comes to the best practices in real estate transactions and should be trusted. Make sure you’re working with an agent that has your specific needs and wants in mind before jumping into the real estate market.
 
Its not standard, you can choose to make it % or a fixed amount based on what is advantageous to yourself.

here it's not structured, it depends , sometimes the broker can tell the buyer a higher mark up, then comes tells , you wewe ulitaka 500k, but buyer amekubali 750k,so 250k ni yake. Kwanzaa ukiona he's reluctant to let you alone be with the buyer, jua you're funding his next plot. This one mostly happens to sellers who have no clue on the true values of their plots.
